01Overview

We work on the systems that decide whether a house is livable: supply lines, drains, water heaters and the hidden runs behind walls and under floors.

A lot of what we do is replacement. Rusted galvanized pipe and leaky polybutylene get swapped for PEX or copper, which restores water pressure and takes the next leak off the table. Where drains are slow from years of grease and buildup, high-pressure water jetting scours the inside of the line — something a standard snake can't do.

And when a remodel moves a sink or a shower, we reroute the hidden pipes through the walls and floors to meet the new layout instead of designing the room around where the plumbing happens to be.

PEX or copper — which should I use?

Both are solid. PEX is faster to run through finished walls and handles freeze better; copper is the traditional choice and stands up well in exposed runs. We'll recommend based on your house, not a preference.

My water pressure has dropped everywhere. Why?

In older Bay Area homes it's usually galvanized supply pipe closing up from the inside with corrosion. Replacing the affected runs restores flow — cleaning fixtures won't.

What is drain jetting and do I need it?

It's high-pressure water that scrubs the inside wall of the pipe rather than punching a hole through the clog. If your kitchen line backs up every few months, jetting addresses the buildup a snake leaves behind.

Can you move plumbing for a new bathroom layout?

Yes. Relocating a sink, toilet or shower means rerouting supply and drain lines through the framing, and that's standard work inside our remodels.
